Damaged Mortar Requires Re-Pointing
Because they take the full force of the elements the mortar in brickwork tends to perish and erode faster than in the walls. Once the mortar starts to erode water will penetrate and the freeze thaw cycle accelerate the damage which will often spread to surrounding brickwork. At this point repairing the damage can become a major task.
Damaged Render Requires Re-Rendering
Rendered chimneys suffer as well, the heating and cooling cycles as they are used does nothing to extend their life! It only takes a small crack in the render for water to penetrate and the freeze thaw cycle of winter will open it up and force the render from the brick or stonework below.
Water penetration into the fabric of the chimney will trickle down and can cause damp problems within the property. Often this damage is in a loft or roof space where it is not noticed until the damage becomes serious. Damp spreading into wood work will cause wet and dry rot which can be very expensive to correct.
Flashing Repair
Where the chimney meets the roof the tiny movements in gales along with the freeze thaw cycle can cause the flashing to fail. Flashing is the seal, often of lead, that joins chimney and roof.
